Operatory plumbing, vacuum and compressed air, lead shielding for imaging rooms, medical-grade HVAC, infection control, and ADA compliance — none of which a general commercial contractor encounters often enough to get right by default.

The schedule risk here is specific: equipment delivery and vendor coordination frequently drive the critical path harder than construction does, while the practice has a lease running and a provider who has stopped seeing patients. Managing that interface is the job.

Condominium & HOA capital programs

Florida’s milestone inspection and structural integrity reserve study requirements produce engineering reports, then leave the association to turn them into construction. The engineer’s work ends at the report; the board’s begins there, on a statutory clock.

Capital expenditure diligence before acquisition, tenant improvement oversight, and building system assessments. A generic property condition report gives you a number. Someone who has actually installed the systems gives you the right one.
